Quick answer: In the northwest Chicago suburbs, a standard chimney cleaning and inspection typically costs $150 to $400, with most homeowners landing around $250–$300. Price depends on how much creosote has built up, your chimney type (wood vs. gas), roof access, and whether the inspection turns up repairs. At GEM Chimney & Duct, you get upfront pricing before we start — no surprise charges.
What's included in a standard cleaning
A proper chimney sweep is more than brushing soot. A complete visit should include a visual inspection of the flue, firebox, and damper; full removal of soot and creosote using professional tools and a HEPA vacuum; drop cloths and containment so your home stays clean; and a written inspection report noting anything that needs attention.
If a company quotes a rock-bottom "$49 sweep," ask what's actually included — those ads usually cover a bare-minimum brushing and make their money on surprise add-ons.
What changes the price
Creosote buildup. A chimney cleaned every year stays near the low end. Years of heavy wood-burning — especially with unseasoned wood — creates thick, glazed creosote that takes special tools to remove, which raises the cost.
Wood vs. gas. Gas fireplaces burn cleaner and usually cost less to service than wood-burning ones, but they still need an inspection to confirm they're venting safely.
Roof access. Steep roofs, tall chimneys, and multi-story homes take more time and safety setup.
Chicago-area weather. Our 20–30 annual freeze-thaw cycles are hard on masonry, so cleanings here more often reveal crown cracks, spalling brick, or liner damage that a national price guide won't account for.
Cleaning vs. inspection vs. repair — rough ranges
- Standard cleaning + basic (Level 1) inspection: $150–$400
- Level 2 inspection (video scan — required for home sales): $300–$600
- Chimney cap installation: $150–$500
- Heavy/glazed creosote removal: $400–$900+
- Chimney relining: $2,500–$5,000+
Why the annual cost is worth it
A single chimney fire can cause $4,000–$20,000 in damage, and a blocked flue can push carbon monoxide back into your home. Annual cleaning is the low-cost insurance against both. The NFPA 211 national standard recommends a chimney inspection every year.
